Sandy Lane, Cottam, Preston

Client: Wain Homes, MPSL, Ashbridge Schools Limited, Bramley Pate and Partners

Maybern has played a key role in advising on major planning applications within the North West Preston Masterplan Area, delivering residential-led schemes of over 700 homes together with supporting non-residential development.

This includes advising Wain Homes on their land interests with capability of delivering over 700 homes and the delivery of a local centre. We secured outline planning permissions for phases 1,2 and 3 of their Paddocks, Sandy Lane site to deliver over 700 family and affordable housing units together with supporting open space, access improvements, and a strategic park link through the site.

Detailed and reserved matters consents have also been granted, units constructed and more detailed approvals are underway.

Outline planning permission has also been granted for the local centre to the area to supporting Preston City Council’s vision for the delivery of retail uses including a potential convenience store , as well as food and drink floor space, a medical centre, family pub with hotel accommodation, and circa. 50 retirement apartments, with areas of open space and landscaping.

Maybern is also advising on numerous live planning applications associated with residential development including a further extension to Wain Homes approved Phase 3 site.

A detailed planning permission was also secured for a 200-place children’s day nursery at the adjacent Maxy House Farm, submitted on behalf of Ashbridge Schools. The site is also home to The Pantry café and a thriving hair and beauty salon. Maybern continues to advise Ashbridge Schools on planning matters relating to Maxy House Farm, as well as across their wider portfolio of sites.
