Introduction
This document provides a summary of the proposed residential development by Applethwaite Homes on land west of Great Clough Drive, Loveclough. It has been prepared as part of a pre-application consultation process to inform the local community and invite feedback on the emerging proposals.

Applethwaite Homes is currently delivering homes within Loveclough at the Hillside development and continues to contribute positively towards the area’s housing supply, including both open market and affordable homes.
Site Location
The site is located to the west of Great Clough Drive, Loveclough. The land sits adjacent to existing residential development, including housing at Hillside, Penny Lodge Lane and Loveclough Park. The site is well related to the existing built form and benefits from connections to the surrounding Public Right of Way network.
The Proposed Development
The proposals seek to deliver a collection of approximately 36 to 40 homes, including a mix of terraced, semi-detached and detached properties. The development would provide a range of one to four-bedroom homes designed to meet a variety of local housing needs.
The scheme would include both open market and affordable housing, with 30% affordable provision incorporated in line with planning policy requirements. The homes are intended to create a family-friendly environment within a well-landscaped setting.
Design and Layout
The proposed housing would be focused within the northern section of the site, responding to the surrounding pattern of development and creating a logical extension to the existing residential area. The layout has been designed to integrate positively with the landscape while maintaining significant areas of open space throughout the site.
The proposals include landscaped streets, pedestrian routes and areas of publicly accessible green infrastructure. Existing on-site features, including the pond, are proposed to be retained and incorporated within the overall design.
Landscape and Environment
A substantial proportion of the site will remain as public open space, helping to address the Council’s identified shortfall in accessible green infrastructure. The proposals include opportunities for walking and cycling, new planting, habitat creation and seating areas for residents and visitors.
The development has been designed to integrate sensitively with the surrounding landscape while enhancing biodiversity and visual amenity through a comprehensive landscaping strategy.
Community Benefits
The proposals aim to deliver a mix of high-quality homes, including affordable housing, to support local housing needs within Loveclough. In addition to the new homes, the scheme would provide publicly accessible open space, enhanced landscaping, recreational opportunities and play provision for future residents.
The development would also support improved connectivity to the surrounding Public Right of Way network and contribute positively towards the wider community infrastructure.
